Newsletter - So You Want To Be An Owner Builder?

When and why do I need an Owner Builder Permit? When the total value of your project exceeds $11,000 you are required to complete an Owner Builder Course (This rule applies to Queensland and may vary from state to state).

What constitutes the total value of a project? In the calculations you must include the cost of all building materials and components plus the cost of having a licensed contractor carry out the labour content. Even with contracting a licensed builder, you may find it worthwhile to complete a course to help you understand the importance of contracts, variations, supervision etc.

What does the course cover? Your legal obligations, contractor's obligations, basic planning, obtaining quotes, bookkeeping, scheduling, some estimating, signage and environmental requirements and advise on purchasing land.

How long does the course take to complete? Usually only one weekend or at your own pace by correspondence.

Newsletter - Why build steel kit homes?

The biggest savings in building a steel kit home is in becoming an owner builder. Although this may sound daunting the process is actually very simple with a correspondence course able to be completed in a single day. Obtaining your owner builder licence means you will eliminate any building profit or contingency that the builder would normally add on to their costs in case unforseen things happen. This super profit is better in your back pocket and can often see owner builders save between 20 and 40 percent on the construction of their new home. Many builders are simply middle men anyway so at the very least you will save thousands just by taking the role as the organiser; your mobile phone is your best used tool.

Just because you save thousands with our steel kit home product, does not mean you are getting a less quality product in fact quite the contrary. The steel kit home construction method is a far superior structure to timber and dont worry, you can still have a brick home. The brick part is only the veneer. When they talk about a steel home they are simply referring to the product in which the frames and trusses are made from. You can have any finish you like on the exterior of the home including timber if you so desire. Steel is proven to be a stronger product than timber. It is termite free, non combustible and most importantly easier to build with because it is light weight and more flexible. You will notice that most high rises today have used the same material because of the speed difference and lack of cranes required in its implementation.

It is because of these fantastic benefits of steel kit homes, they have become synonymous with sloping sites and pole homes as you may have heard them referred to. Great views often come at the side of a mountain as your building platform and this usually puts a lot of people off building for the view. But the truth is these initially scary sites are often the most profitable. Once the home is finished, people dont worry how it got there. You will often find that sloping sites are a little cheaper than flat lots, meaning again more room for realising some equity. In these instances steel would definitely be your number one option. The unique steel floor system that we recommend is designed specifically for sloping land and natural construction that puts the least pressure on the environment.
